Our view on SUSTAINABILITY

We presume that resources are finite, and should be used conservatively and wisely, keeping long-term priorities and consequences on the environment, health and economic impact in mind.

Environmental

Quality of materials and appliances with minimal waste and the longest possible life span.

Human

Optimal space design combined with healthy material choices that aim at users’ wellbeing.

Economic

We use practices that support resource saving and ODYL’s long-term, organic growth.

Environmental

According to our calculations we had 0.4% of materials left over. In addition, we are planning on using the majority of the 0.4% leftover materials for building the next house. Our expectation is to have approx. 0.1% of wasted materials.

All materials chosen for the house can be recycled, thus the house is future-proofed. Naturally, some materials (e.g. silicone) cannot be recycled. Therefore, we assume the recyclability percentage to be around 99%.

On average, on-site building produces up to 10% of material waste.

Tailor made ODYL solutions are process innovations which are difficult to put into a percentages, but which save resources, from materials to transportation. For example, windows have no panes, load-bearing structures have ca. 50% less connective metal elements and there is only one appliance for heating and cooling the house.

We optimise energy usage via the smart house application and we assume (since we have no exact comparison) that system monitoring and control saves around 15% of energy.

Human

The main structures are made of wood and glass, which are natural materials. Our finishes are biocide free, premium quality products (e.g. OSMO oil finish, clay paints, wooden parquet).

Our goal has been to create an environment that is spacious to feel comfortable and cozy, but small enough to limit building and maintenance costs as well as the environmental impact.

Well-being is about the materials and space. Our goal has been to create an environment where one feels good physically and mentally.

“Hidden” when looking at the house, but the design of the house has allowed us to save considerably on resource costs for materials and time spent on building.

Our calculations show that our design saves 40% of labour costs in comparison to on-site building. In addition, special parts’ design saves on material costs (e.g. window solutions, load bearing structures’ connections). Having said that, the solutions are more expensive in terms of materials, thus there is a trade-off.

Our calculations showed that our solutions save €13,000 in terms of equal quality on-site building of the same project (similar material choices).

Calculation was done with the assumption that quality of materials and craftsmanship is equal:

Total cost for on-site and ODYL: Labour costs (+) materials costs = total cost for each solution

Total cost on-site (-) total cost ODYL = savings

The bearing structures and interior design elements are chosen to last for generations.

Regardless, every house needs maintenance and cometic fixes once in a while.

Long life-span of materials, design choices and appliances support low energy consumption and maintenance costs in the long term.

The pay-back period for ODYL house in comparison to a lower priced alternative, according to our calculation methodology, is approximately 30 years.

PS! This calculation does not consider the environmental and human factors.
